Over 70% sold at Hayfield Grange, Southam, says Connells
20 March 2020
Award-winning new homes available from £252,000 with Help to Buy
Local estate agency Connells is delighted to report that 70% of homes at new development Hayfield Grange in the market town of Southam, Warwickshire, are now sold, following a flurry of sales. A number of homes - built by What House? Awards Best Small Housebuilder 2019, Hayfield - have been snapped up by buyers keen to take advantage of the Govenrment's Help to Buy scheme,* which provides greater assistance for first-time buyers and existing homeowners to get onto or move up the property ladder.
Prices for the three and four-bedroom family homes range from £315,000 to £445,000, but for those choosing to use Help to Buy, a popular three-bedroom Hatton style home can be reserved for only £252,000, as the Government provides a 20 per cent equity loan. A key advantage of the scheme is that the mortgage deposit requirement is only five per cent, equating to £15,750 for a Hatton. All homes on sale at Hayfield Grange are eligible for Help to Buy, but this scheme is only available to all homeowners until March 2021, when it will change to a first-time buyer only initiative*.
The bespoke development of 51 homes is located just a short walk from the vibrant high street of Southam and play area, as well as Southam Primary, which is a feeder school for the Ofsted Outstanding-rated Southam College. In addition to the family homes, there are also two-bedroom Napton bungalows now released, priced from £375,000. Hayfield’s signature attention to detail is visible throughout each home with features including: Symphony kitchens with fully fitted Bosch appliances, Roca bathroom suites, generous bedrooms with en-suites to the masters, Porcelanosa ceramic floor and wall tiles, and turfed front and rear private gardens.
Kelly Sharman, Sales and Marketing Director at Hayfield, said: “Help to Buy is a popular initiative because it has made the dream of home ownership a reality for lots of first-time buyers. Rather than spending years trapped in rental accommodation while saving for a large deposit, house hunters can get on the first rung of the property ladder with only a five per cent deposit.
“Help to Buy has also proven popular at Hayfield Grange for existing home owners with growing families looking for extra bedrooms and living space, as it can reduce the outlay for a new home by as much as 20 per cent*. The largest four-bedroom home at this stunning development is the Southam design, priced at £445,000, but for those using Help to Buy, the equity loan from the Government can cover £89,0000 of that cost. This puts it within the price reach and affordability of many more buyers,” concludes Kelly.
Hannah Gill, New Homes Area Manager at Connells added: “Hayfield Grange has been extremely sought-after by local families and first-time buyers looking to settle down in a beautiful, affordable, and high-quality new home set in an equally attractive and well-facilitated area. With only a limited selection of homes remaining and fantastic schooling, shopping and travel options on their doorstep, we encourage all prospective buyers to get in touch now for what could be their last chance to snap up one of these properties.”
